Concierge Terms

1. What the Concierge Is
The Exploration Concierge (“Concierge” or “Discovery Trip”) is a privately guided, custom experience to help you explore communities, gather information, and make confident decisions. It is an educational and planning service — not a brokerage service, an MLS property tour, a guarantee of any transaction, or a vacation/travel package sold by us.
2. Applications, Availability & Acceptance
Concierge availability is limited and offered at our discretion. Submitting an application or inquiry does not create a booking or any obligation until we confirm your experience in writing and any required deposit is received. We may decline or reschedule applications for any lawful reason.
3. Scheduling
Dates, itineraries, and activities are planned around availability and are subject to change. We will work with you in good faith to adjust schedules where reasonably possible.
4. Third-Party Providers & Activities
Concierge experiences involve independent third parties — villas, drivers, guides, restaurants, activity operators, and the professionals in our Concierge Network. They are not employed or controlled by us, they operate under their own terms, and we do not guarantee their services, availability, pricing, safety record, or conduct. Activities may carry inherent risks, and you participate at your own discretion and risk.
5. Weather, Conditions & Changes
Outdoor and travel-based experiences depend on weather, sea and road conditions, safety, and availability. Itineraries, activities, venues, and property visits may be changed, substituted, shortened, or cancelled for these or similar reasons. Reasonable substitutions are not grounds for a refund beyond any stated refund policy.
6. Property Visits & Opportunities
Any property or opportunity viewing is for exploration and education. We do not guarantee that any particular property or opportunity will be available, suitable, or shown, and viewings do not create a brokerage or agency relationship (see our Terms & Conditions).
7. Fees, Deposits, Refunds & Cancellations
Specific fees, deposit requirements, refund eligibility, and cancellation windows are disclosed at the time of booking and form part of these Concierge Terms. Unless your booking confirmation states otherwise, deposits and third-party costs already incurred on your behalf may be non-refundable. Cancellations or changes due to weather, force majeure, or third-party availability are handled under the booking’s stated policy.
8. No Guarantee of Outcomes
The Concierge is designed to inform your decisions. We do not guarantee any purchase opportunity, transaction outcome, financing, residency result, rental performance, or other result. Decisions you make are your own.
9. Conduct & Assumption of Risk
You agree to follow reasonable safety guidance and the rules of venues and providers, and you accept the inherent risks of travel and activities. You are responsible for your own travel insurance, health coverage, documentation, and personal belongings.
10. Limitation of Liability & Disputes
The disclaimers, limitation of liability, liability cap, arbitration, class-action waiver, and governing-law provisions in our Terms & Conditions apply fully to the Concierge and are incorporated here by reference.
