Playa Grande, Guanacaste, Costa Rica

Area Guide  ·  Guanacaste

Playa Grande.

World-class surf and protected wilderness, minutes from Tamarindo — but a world apart.

The Character

Tamarindo’s wild, protected opposite.

Just across the estuary from Tamarindo, Playa Grande is its quiet, wild opposite: a long, uncrowded beach known for consistent surf and almost no commercial development.

Much of it sits within Las Baulas National Marine Park, a protected nesting ground for leatherback turtles — which means strict building limits and a low density that have kept the area pristine.

That protection is the whole point: Playa Grande offers nature and surf on Tamarindo’s doorstep, without Tamarindo’s crowds.

The Opportunity

Why we’re watching Playa Grande.

We don’t publish listings — but we do track where the real opportunities are. Here’s why Playa Grande is on our list.

01

Protected scarcity

National-park building limits cap supply permanently — what exists can’t easily be added to.

02

Tamarindo spillover

Buyers priced out of Tamarindo’s noise want exactly this: close, but calm.

03

Nature as a moat

The conservation status that limits building is also what protects long-term value.

Best for: surfers and nature-first buyers who want quiet beside Tamarindo’s convenience.

Common Questions

Asked before buying here.

Why is Playa Grande protected?

Much of Playa Grande sits within Las Baulas National Marine Park, a protected nesting ground for leatherback turtles. Strict building limits keep density low — which is exactly what protects long-term value here.

Is Playa Grande good for surfing?

It's one of Costa Rica's most consistent beach breaks, drawing serious surfers year-round, and far less crowded than Tamarindo across the estuary.

Can foreigners buy in Playa Grande?

Yes. Foreigners hold the same fee-simple ownership rights as Costa Rican citizens on titled land in Playa Grande. The exception is the first 200 meters from the high-tide line (the Maritime Zone), where most land is concession-based with extra rules — your attorney verifies title before you commit. Park-adjacent parcels carry extra restrictions, so title and permitted-use review matters more here than most places.

How far is Playa Grande from Tamarindo?

Minutes across the estuary by boat, or roughly 20–30 minutes by road. It's about 1h15 from Liberia International (LIR).

Can I build on land in Playa Grande?

Often yes, but setbacks, density and environmental rules are stricter than neighboring towns. We'll help you verify exactly what a specific lot allows before you offer.
