1. Acceptance of Terms

These Terms & Conditions (“Terms”) govern your use of the Costa Rica Property Insider website and any tools, calculators, quizzes, guides, and resources we provide (collectively, the “Service”). By using the Service you accept these Terms and our Privacy Policy.

2. About Our Service

Costa Rica Property Insider is a buyer-focused education, relocation, concierge, content, and real-estate-information resource. We provide guides, calculators, interactive tools, community comparisons, area rankings, buyer stories, local opinions, concierge services, introductions to vetted local professionals, and AI-assisted resources. We represent and educate buyers; we do not sell real estate through this platform and are not a party to any real-estate transaction. When you request help, we can connect you with licensed, independent professionals. The Service is primarily informational and is designed to help you research and make your own decisions.

3. Not Professional Advice

The content, tools, and resources on this site are provided for general informational purposes only and do not constitute legal, tax, financial, investment, immigration, or other professional advice. 4. Real Estate Disclaimer

Nothing on this site — including pages, guides, tools, calculators, rankings, opinions, recommendations, communications, or introductions — constitutes real-estate advice, brokerage services, legal advice, tax advice, financial advice, or investment advice, and nothing should be relied upon as a substitute for advice from a licensed professional in the relevant jurisdiction. Real-estate, residency, tax, and financial rules in Costa Rica differ from those in your home country and change over time. You are responsible for conducting your own independent due diligence and engaging qualified, licensed professionals before acting.

5. No Agency Relationship

Your use of the website, tools, calculators, concierge services, communications, recommendations, or introductions does not create any brokerage, fiduciary, agency, or client relationship between you and Costa Rica Property Insider. Any such relationship — and any duties that come with it — arises only under a separate written agreement signed by the parties (for example, a buyer-representation agreement with a licensed brokerage). Until and unless such an agreement is in place, no fiduciary or agency duties are owed.

6. Estimates, Calculators & Interactive Tools

Our interactive tools — including the cost-of-living, rental-income, mortgage, rent-vs-buy, and closing-cost calculators, the relocation and area-match tools, and any area-scoring systems — produce illustrative estimates for general planning purposes only. They rely on assumptions, third-party data, and figures that change. Outputs are estimates — not appraisals, guarantees, quotes, offers, or professional advice — and actual costs, taxes, exchange rates, financing, values, and results will vary. Verify any figure with qualified professionals before relying on it.

7. Investment Disclaimer

Where we discuss rental income, occupancy, appreciation, returns, market opportunities, or investment scenarios, those figures and examples are illustrative only and are not predictions, promises, or guarantees of any outcome. Real-estate and rental markets carry risk, and past performance does not indicate future results. We do not guarantee any return, income, appreciation, or investment result, and you should consult independent financial, tax, and legal advisors before making any investment decision.

8. Area Rankings, Scores & Opinions

Our community comparisons, area rankings, the Insider Index, scores, reviews, buyer stories, and local opinions are subjective opinions and informational resources — not statements of fact, professional assessments, or guarantees. They reflect general impressions that may be incomplete, time-sensitive, or different from your own experience. Individual experiences vary, and you should visit, research, and reach your own conclusions.

9. AI-Assisted Content & Tools

Some content, recommendations, summaries, search results, and communications on or from the Service may be generated or assisted by artificial-intelligence systems. AI-generated information can be incomplete, outdated, or inaccurate and may not reflect your specific situation. 11. Opportunities & Listings

We do not operate a public listing portal and do not publish individual property listings on this site. Any opportunities described are general in nature; availability, pricing, and terms are not guaranteed and are subject to change or prior sale.

12. Our Role & Independence

Costa Rica Property Insider is an independent, buyer-focused resource. We are not a real-estate brokerage, we do not represent sellers, and we are not a party to any transaction you may enter into. Any licensed professionals or providers we introduce are independent third parties whose services you engage at your own discretion.

13. Third-Party Providers & Concierge Network

The Service introduces and links to independent third parties — including attorneys, builders, schools, property managers, healthcare and insurance providers, residency specialists, and other vendors featured in our Concierge Network — and may link to third-party websites and services. These parties are not employed or controlled by us and act under their own terms. We do not provide, supervise, or guarantee the services, advice, availability, pricing, or conduct of any third party, and you engage them at your own discretion and risk. Concierge experiences are also governed by our Concierge Terms.

14. Intellectual Property

All content on this site — including text, graphics, logos, images, guides, and design — is owned by or licensed to Costa Rica Property Insider and is protected by intellectual-property laws. You may not copy, reproduce, distribute, or create derivative works without our prior written permission.

15. Your Submissions, Feedback & Content

If you submit content to us — including comments, questions, reviews, stories, testimonials, photos, or other materials (“User Content”) — you represent that you have the right to do so, and you grant Costa Rica Property Insider a non-exclusive, worldwide, royalty-free, sublicensable license to use, host, store, display, reproduce, modify, adapt, publish, and distribute that User Content in connection with operating and promoting the Service. If you send us feedback, ideas, suggestions, or feature requests (“Feedback”), you grant us a perpetual, irrevocable, worldwide, royalty-free right to use and incorporate that Feedback for any purpose, without obligation or compensation to you.

16. Acceptable Use

You agree not to misuse the Service, including by attempting to interfere with its operation, access it through unauthorized means, scrape or harvest data, or use it for any unlawful purpose.

17. Communications Consent

By submitting a form or providing your contact details, you consent to be contacted by Costa Rica Property Insider by email, phone call, SMS text, and WhatsApp regarding your inquiry and related resources, including via automated technology and AI-assisted systems. 18. Disclaimer of Warranties

The Service is provided “as is” and “as available,” without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement, to the fullest extent permitted by law.

19. Limitation of Liability

To the fullest extent permitted by law, Costa Rica Property Insider and its owners and team will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any lost profits, lost opportunities, lost data, loss of goodwill, business interruption, technology or service failures, or the acts or omissions of third parties, arising out of or relating to your use of (or inability to use) the Service or your reliance on any information, tool, ranking, recommendation, introduction, or third-party provider — even if advised of the possibility of such damages, and regardless of the legal theory.

20. Liability Cap

To the fullest extent permitted by law, the total aggregate liability of Costa Rica Property Insider arising out of or relating to the Service or these Terms will not exceed the greater of (a) the total amounts you paid to Costa Rica Property Insider in the twelve (12) months preceding the event giving rise to the claim, or (b) one hundred U.S. dollars (US$100). Some jurisdictions do not allow certain limitations, so portions of this section may not apply to you.

21. Indemnification

You agree to indemnify and hold harmless Costa Rica Property Insider and its team from any claims, losses, or expenses arising out of your use of the Service or your violation of these Terms.

22. Binding Arbitration & Class-Action Waiver

Please read this section carefully — it affects how disputes are resolved. Except for claims that qualify for small-claims court and requests for injunctive relief to protect intellectual property, any dispute, claim, or controversy arising out of or relating to the Service or these Terms will be resolved by final and binding individual arbitration rather than in court. Arbitration will be administered by a recognized arbitration provider (such as the American Arbitration Association) under its applicable consumer rules. You and Costa Rica Property Insider waive the right to a jury trial. Disputes will proceed only on an individual basis: you agree not to bring or participate in any class action, collective action, consolidated action, mass arbitration, or representative action, and the arbitrator may not consolidate more than one person’s claims or preside over any representative or class proceeding. If this class-action and representative-action waiver is found unenforceable as to a particular claim, that claim (and only that claim) will proceed in court, and the remainder of this section will remain in effect.

23. Governing Law & Venue

These Terms and any dispute relating to the Service are governed by the laws of the Commonwealth of Pennsylvania, USA, without regard to its conflict-of-law principles, and the Federal Arbitration Act governs the arbitration provision above. Subject to the arbitration section, any dispute not subject to arbitration will be brought exclusively in the state or federal courts located in Pennsylvania, and you consent to personal jurisdiction and venue there. Nothing in this section changes the fact that real property and real-estate transactions in Costa Rica are governed by Costa Rican law and handled by licensed local professionals.

24. Changes to These Terms

We may update these Terms from time to time. The updated version will be posted here with a revised “Last updated” date, and your continued use of the Service constitutes acceptance of the changes.
