Often called the Beverly Hills of Costa Rica, Playa Flamingo is the Gold Coast’s most established luxury enclave — a mile of pale, soft sand framed by headlands and some of the best sunsets in Guanacaste.

The 2023 opening of Marina Flamingo added a true anchor: 92 slips, waterfront dining, shops and a clinic, giving the area an infrastructure backbone few Costa Rican beach towns can match.

Much of the beach is protected by the mangroves behind it, so the supply of genuine beachfront is naturally limited — which is exactly why the hillside view homes here have held their value for decades.

Flamingo is the Gold Coast's most established luxury address — a white-sand swimmable beach, the new 92-slip Marina Flamingo (opened 2023), and decades of proven resale demand. Supply is naturally limited by the mangroves and hillside terrain, which has helped values hold.

Can foreigners buy property in Playa Flamingo?

Yes. Foreigners hold the same fee-simple ownership rights as Costa Rican citizens on titled land in Flamingo. The exception is the first 200 meters from the high-tide line (the Maritime Zone), where most land is concession-based with extra rules — your attorney verifies title before you commit.

How far is Flamingo from the airport?

About an hour's drive from Liberia International Airport (LIR), which has direct flights from many U.S. and Canadian cities.

Is Flamingo good for rental income?

Yes — it's one of the stronger vacation-rental markets on the coast thanks to the beach, the marina and year-round tourism, though returns depend heavily on the specific home and management. We'll give you an honest read on any property's numbers.
