Is Costa Rica real estate a good investment?

It can be — but a beautiful market is not the same as a guaranteed return. The buyers who do well here treat it like an investment, not a postcard. Here's the honest version.

What actually drives demand

Guanacaste's Gold Coast combines several things investors want at once: established international tourism, a stable democracy, direct U.S. flights into Liberia (LIR), dry-season weather that fuels a high season, and steady foreign demand. But the difference between towns — and even streets — is dramatic. Micro-location is the whole game.

Rental income: gross is not net

Short-term rental demand is strong in the right spots, with a high season roughly December–April and a softer green season. Headline yields look exciting, but real returns depend on true occupancy, seasonality, HOA fees, management cost, maintenance and taxes. Start with a realistic range using our Rental Income Estimator — then pressure-test it against a specific property.

Management decides your return

The lesson investors learn the hard way: a great property with a mediocre manager underperforms a good property with a great one, every time. When you're thousands of miles away, your management company controls occupancy, pricing and upkeep. Vetting it is part of underwriting, not an afterthought.

How to evaluate a deal

  • Verify the micro-location — walkability, beach proximity, and whether that street actually books year-round.
  • Underwrite on conservative occupancy, not best-case, and include every carrying cost.
  • Confirm titled vs. concession property and a clean title study.
  • Check the management plan before you buy.
  • Weigh renting vs. buying for your own use with the Rent vs. Buy Calculator.

Common questions

Can foreigners earn rental income in Costa Rica?
Yes — foreigners can own and rent property. Rental income is taxable in Costa Rica; speak with a local tax professional about registration.

What returns are realistic?
It varies too much by property, location and management to quote one number honestly. Use the Rental Income Estimator for a range, then test it against a specific property and management plan.

Is Guanacaste better than other regions for investment?
Guanacaste's tourism, airport access and demand make it a strong candidate, but micro-location within it matters as much as the region. Explore the areas before committing.
