Nosara, Guanacaste, Costa Rica

Area Guide  ·  Guanacaste

Nosara.

Costa Rica’s wellness capital — yoga, surf, and a fiercely protected jungle coastline.

The Character

Where wellness meets protected jungle.

Nosara is the wellness heart of the Nicoya Peninsula: a yoga-and-surf community wrapped in jungle, where howler monkeys outnumber streetlights and there isn’t a high-rise in sight.

Playa Guiones draws surfers and the wellness set in equal measure, and a deep culture of environmental protection — limited development, no beachfront high-rises, preserved forest — keeps it that way.

It sits within the Nicoya Blue Zone, one of the few places on earth where people reliably live longest, and the lifestyle here is built squarely around that idea.

Common Questions

Asked before buying here.

Why is Nosara so popular?

It's Costa Rica's wellness capital — world-class yoga, the long reliable surf of Playa Guiones, a fiercely protected jungle setting with no beachfront high-rises, and a location inside the Nicoya Blue Zone, one of the world's longevity hotspots.

Is Nosara expensive?

By Guanacaste standards, yes — its global name, protected low-density setting and strong international demand keep housing and daily costs above most neighboring towns. Remoteness also adds delivery and transport costs.

Can foreigners buy property in Nosara?

Yes. Foreigners hold the same fee-simple ownership rights as Costa Rican citizens on titled land in Nosara. The exception is the first 200 meters from the high-tide line (the Maritime Zone), where most land is concession-based with extra rules — your attorney verifies title before you commit.

How do you get to Nosara?

It's remote by design — about two hours from Liberia International (LIR) with unpaved final stretches, plus a local airstrip with domestic connections.

Is Nosara good for rental income?

Guiones has some of the strongest international, repeat-visitor rental demand in the country. Wellness travelers book year-round, though management and upkeep in the jungle climate are real costs.
