High season is the coast at full volume — and the month we learn the most about where demand actually lives. Here’s our honest read on March, written from the ground, with no listings attached.

High season told us where demand really lives

The pattern held again this season: the walkable towns and the branded communities carried the deepest demand — Tamarindo, the Flamingo–Potrero corridor, Las Catalinas, and the gated names like Hacienda Pinilla and Reserva Conchal. Visitors booked later than they used to, but volume showed up. The more interesting tell: the season’s edges keep stretching — November and late April no longer feel like shoulder weeks in the proven towns.

Liberia keeps quietly winning

Every additional direct route into Liberia (LIR) shortens the mental distance for North American buyers, and you can hear it on our calls: the first question used to be “how do I get there?” This season it was “which town?” A coast that’s one nonstop from a dozen hubs behaves differently from one that needs a connection — on rental calendars and on offers.

What buyers asked us most in March

  • “Am I too late?” There is no single answer because there is no single market. Beachfront in marquee towns is one story; the quiet street one bay over is a different one. Micro-market beats market, every time.
  • “How healthy is this HOA?” Buyers are getting smarter about reserves and deferred maintenance — the right question after a few well-known special assessments on the coast. We read minutes before we get excited about granite.
  • “What does it rent for in October?” The correct question. Anyone can fill a calendar in February. Underwrite the green season and let high season be the bonus.

Where we see value right now

No change in conviction: Sámara for livability per dollar, Potrero and Brasilito for riding famous neighbors at a discount, and Playas del Coco for full-service convenience near the airport. High season crowds don’t change the fundamentals — they just hide them.
