Playa Potrero, Guanacaste, Costa Rica

Area Guide  ·  Guanacaste

Playa Potrero.

Flamingo’s quiet neighbor — walkable, residential, and still relative value.

The Character

Quiet, walkable, and still attainable.

Just around the bay from Flamingo, Playa Potrero is the quiet, residential side of the Gold Coast — calm water, a long flat beach, and streets you can actually walk.

It sits five minutes from the Flamingo Marina and close to international schools, which is why families and retirees increasingly choose it over its flashier neighbors.

Because the marquee names — Flamingo to the south, Las Catalinas to the north — draw the headlines, Potrero has quietly become the value play that benefits from both.

The Opportunity

Why we’re watching Potrero.

We don’t publish listings — but we do track where the real opportunities are. Here’s why Potrero is on our list.

01

Caught between two stars

Sandwiched between Flamingo and Las Catalinas, Potrero rides the demand of both at a lower entry point.

Built for living

Walkability, schools and calm water make it a genuine full-time community, not just a vacation strip.

03

Still early

Infrastructure is catching up to the neighbors — the kind of gap that tends to close.

Best for: families and retirees who want Gold Coast access without Gold Coast pricing.

Common Questions

Asked before buying here.

Is Playa Potrero a good place to live?

Potrero is the quiet, residential side of the Gold Coast — a calm swimmable bay, walkable streets, and a real community feel, five minutes from Flamingo's marina and close to international schools. It's popular with families and retirees.

Is Potrero cheaper than Flamingo?

Generally yes. Potrero sits between two marquee names — Flamingo and Las Catalinas — and offers a noticeably lower entry point for a similar location, which is exactly why we watch it for value.

Can foreigners buy property in Potrero?

Yes. Foreigners hold the same fee-simple ownership rights as Costa Rican citizens on titled land in Potrero. The exception is the first 200 meters from the high-tide line (the Maritime Zone), where most land is concession-based with extra rules — your attorney verifies title before you commit.

How far is Potrero from the airport?

Roughly an hour from Liberia International (LIR), just past Flamingo.

Is Potrero safe for families?

It's one of the more settled family areas on the coast — calm water, low-key streets, and schools nearby. As anywhere, choose the specific street and community with local guidance.
